　　Some residents in Wenzhou, Zhejiang province, have been asked to pay one-third of the value of their houses when they try to sell their property, reported Beijing Youth Daily. The local government claims that the extra fee is to extend their land use rights, as the existing ones are close to expiring. However, according to property law, land use rights will “automatically renew” after expiration.
　　据《北京青年报》报道，浙江温州的部分居民在出售房产时，被要求缴纳占房价总额约三分之一的土地出让金。当地政府表示，这笔费用是用来为已经到期的土地使用权续期的。然而，根据《物权法》，土地使用权在到期后会“自动续期”。
　　中国城市的土地是国有(State-owned)土地，居民、商业企业等获得国有土地使用权的方式是出让(transfer)，期限为(the maximum term)为70年。
